Our Story
Hi! We're Jason and Kristen, Penn State grads from State College who first stayed here as guests in 2023. We loved the experience so much that when the opportunity arose to purchase the property, we jumped at the chance to share this special place with others.
We understand the need to step away from the everyday hustle—to find a place where you can truly unwind. That's what this barn offers: a luxury retreat where morning coffee tastes better on the porch, afternoons are meant for exploring wineries, and evenings are for gathering around the fire pit.
As frequent visitors to the Finger Lakes (often with our 100-pound Bernedoodle, Doug), we've curated this guide with our favorite local spots and hidden gems. We want your stay to be as relaxing and memorable as possible. Whether you're here for the wine trails, the waterfalls, or simply the peace and quiet, we hope this barn becomes your perfect escape from the ordinary.

Coffee Station
Start your morning right with our fully stocked coffee bar:
- Espresso Machine: Press power button, wait for green light, insert pod, select size
- French Press: Add coarse grounds (3 tbsp), pour hot water, steep 4 minutes, press slowly
- Drip Coffee Maker: Add filter and grounds to basket, fill reservoir, press brew
Major Appliances
Refrigerator
Temperature controls inside top compartment. Ice maker in freezer door.
Dishwasher
Pods under sink. Select "Normal" cycle for everyday use. Press and hold start for 3 seconds.
Range & Oven
Gas range with electric oven. Push and turn knobs for burners. Digital controls for oven.
Microwave
Above range. Press time, then START. Use SENSOR REHEAT for automatic settings.
Pantry Essentials: Basic spices, oils, and cooking essentials are provided. Local farmers market on Saturdays for fresh produce!

The barn features a modern HVAC system with smart thermostats:
- Main Living Area: Thermostat by kitchen entrance
- Bedroom Zone: Separate control in hallway
- Optimal Settings: Summer 72°F | Winter 68°F
Fireplace
Gas Fireplace Instructions:
- Ensure flue is open (lever on right side)
- Turn gas valve to "ON" position
- Press ignitor button while turning control knob
- Hold for 30 seconds until pilot lights
- Use remote control for flame height
Windows & Ventilation
Original barn windows have been restored and are fully operational. Screens are installed spring through fall. Ceiling fans in all rooms - pull chain for speed, wall switch for power.
Entertainment Systems

- Power: Red button on Samsung remote
- Streaming: Netflix, Hulu, Prime Video pre-installed
- Cable: Press SOURCE, select "Cable Box"
- Sound Bar: Volume on second remote
Music System
Bluetooth speakers throughout the barn. Connect via "79Main_Audio" on your device. No password required.
Board Games & Books
Curated collection in the living room cabinet. Local guidebooks and hiking maps on the entry table.
Outdoor Spaces
Fire Pit
Firewood stacked beside barn. Kindling in copper bucket. Matches and fire starters in weatherproof box. Please fully extinguish before retiring.
Grill
- Propane tank valve on top of tank (turn counterclockwise)
- Push and turn burner knobs to ignite
- Grill tools in drawer below
- Extra propane tank in shed if needed
Hot Tub
Temperature: Pre-set to 102°F. Press JETS for bubbles. Cover when not in use. Towels in outdoor cabinet.
Gardens
Feel free to pick herbs from the kitchen garden. Tomatoes and vegetables are yours to enjoy when in season!
Check-out Process
We hope you've enjoyed your stay! Before departing:
- Load and start dishwasher
- Strip beds and place linens in laundry basket
- Take trash to bins at end of driveway
- Turn off all lights and ceiling fans
- Set thermostat to 65°F (winter) or 78°F (summer)
- Lock door and ensure it latches
Late Check-out: Available upon request for $50 (subject to availability). Text host by 9 AM on departure day.
